Asphalt Paving, Repair and Sealcoating for Spanish Fort Homes and Businesses

Spanish Fort sits on high ground above the Blakeley River, where the river enters Mobile Bay. The city incorporated in 1993, and the 2020 Census counted 10,049 people, up 47.8 percent from 2010. Homes sit on sandy ridges and on the hills and bluffs, while shopping centers, churches and schools add big lots. Each kind of ground needs its own grading and base work before any asphalt goes down.

3M Paving and Excavation is based in Grove Hill, and our second yard in Robertsdale is a short drive away. Here we lay hot mix for asphalt driveways and parking lot paving. We also sealcoat, patch, crack fill and stripe pavement that is already down. Call or text (251) 589-9970, and we will come out, look at the job and give you a written quote.

Driveway paving on Spanish Fort's hills and bluffs

Spanish Fort's Civil War forts fell to Union troops in 1865, and Historic Blakeley State Park lies north of town. The same hills and bluffs shape driveway work today. Soil survey maps show hillsides around town with slopes of 8 to 25 percent, most of them mapped as eroded. The ridge tops are deep sand that drains fast but needs a firm, compacted base to hold an edge.

On a hillside drive, rain runs down the pavement and off the edges, and it can wash out the shoulders. So we grade the drive to send water off to the sides. Where water has to cross, a ditch or a culvert carries it. The base goes down and gets compacted, and the hot mix is laid and rolled while it is hot.

The city had about 1,000 more homes in 2020 than in 2010. On a newer drive that is still sound, sealcoating and crack filling help keep water out of the surface. Where the base under an older drive has failed, the drive comes out and gets rebuilt from the ground up. The quote spells out the thickness, the base work and the square footage for your job.

What rain and low ground do to pavement in Spanish Fort

The NOAA weather station at the Mobile airport, across the bay, averages about 66 inches of rain a year. It also logs about 65 days a year at 90 degrees or hotter. On a slope, that rain runs fast and can carry loose sand off the shoulders of a drive.

Toward the Blakeley River and the delta, the soil maps show very poorly drained muck. Some of that low ground floods often. When water sits in the base, the asphalt above it cracks and then breaks into potholes.

Where the base has failed, asphalt patching digs out that spot and rebuilds it with hot mix. If the surface is worn but the base is still solid, an asphalt overlay adds a fresh layer on top. After we look at the pavement, we tell you which fix fits.

Parking lots from Spanish Fort Boulevard to the I-10 exits

US-90 runs through town as Spanish Fort Boulevard, and I-10 passes just south with exits 35 and 38. Eastern Shore Centre, an open-air shopping complex, opened in 2004. Spanish Fort Town Center is another big part of the city's commercial growth. Offices, stores and churches across the city have lots of their own.

Baldwin County Public Schools runs three elementary schools, a middle school and a high school that serve the city. A new elementary school opened in 2022. Drive lanes that carry trucks and buses get a heavier section than the parking stalls, and the quote shows both. We plan the work in phases with you, so part of a lot can stay open while we pave.

After paving, parking lot striping marks the stalls, arrows, fire lanes and crosswalks. Accessible spaces and aisles follow the 2010 ADA Standards, which apply when a business restripes. For a work yard or a storage lot, asphalt millings or crush and run can be enough. We deliver both by the load and grade and roll them in place.

Who issues the driveway permit in Spanish Fort?

It depends on who owns the road in front of your property. Inside the city limits, the City of Spanish Fort Building Department issues land disturbance permits. If a site disturbs 1,000 square feet or more, that permit must be approved before a building permit. Ask the Building Department what your job needs before work starts.

The city is a Phase II MS4 community, and its Building Department enforces storm water and erosion control rules. That matters on hillside lots, where bare dirt can wash downhill in a heavy rain.

A new driveway or lot entrance onto US-90, US-98 or AL-225 needs an ALDOT turnout permit. Outside the city, Baldwin County sets the driveway rules on county roads. Its rules call a drive serving two to four homes major residential, and five or more homes commercial. We do the grading and culvert work that goes with the paving, built to whichever rules apply.

Questions From Spanish Fort Property Owners

A few of the questions we hear most around Spanish Fort. If yours is not here, call and ask.

Call (251) 589-9970

What drives the price of asphalt paving in Spanish Fort?
Most of the price comes from the size of the job and the shape of the ground. A steep hillside drive can take more grading and drainage work than a flat lot on a sandy ridge. Thickness, the material cost and the mileage from our Robertsdale yard count too. We come out, measure the job and give you a written quote.
Can you pave a steep driveway on a Spanish Fort hillside?
Yes, a hillside drive can take hot mix asphalt when the grading and base are built for the slope. The work starts with grading, so rain runs off to the sides instead of down the drive. Then a compacted base goes down, and the hot mix is laid and rolled. We look at the slope first and tell you what it needs.
Why does my driveway in Spanish Fort wash out at the edges?
Usually because rain runs down the slope, spills off the pavement edge and cuts into the soil beside it. Soil survey maps label several hillside areas around town as eroded already. The fix starts with grading and a ditch or culvert to carry the water. Then the broken edges are cut back and rebuilt with hot mix.
Do you pave HOA streets and shared drives?
Yes, we pave private subdivision streets, POA roads and shared drives. The base and the hot mix are sized for the traffic each one carries. If your association owns its streets, the board can call us for a quote. See our road paving page for private roads and subdivision streets.
How far is Spanish Fort from your yards?
Our Robertsdale yard is about 19 miles away, north on AL-59 and then west on I-10, roughly half an hour. Grove Hill is about 90 miles away, most of it on US-43. We also work in Daphne, Fairhope, Bay Minette and Mobile, and in Robertsdale itself.
