Parking Lot Repair and Maintenance in Grove Hill, AL

Parking Lot Repair · Grove Hill, AL

Fix what needs it now and plan the rest

Parking lot repair keeps an existing asphalt lot in working shape. We handle parking lot maintenance for businesses, churches, schools, apartments, HOAs and towns, from Clarke County to the Gulf Coast. We come out, look over the whole lot and point out what needs doing now and what can wait. You get a written quote that lists each item.

Most of the work is asphalt maintenance that keeps small problems from growing. Potholes and failed areas get cut out, the base gets rebuilt where it failed, and hot mix goes back in. That is the same asphalt repair and patching we do on driveways and private roads. We bring our own paver, rollers, sealcoating equipment and striping machine to the lot.

What We Handle

  • Potholes and failed areas cut out, the base rebuilt and patched with hot mix
  • Hot-pour crack filling and sealing across the lot and its entrances
  • Low spots built back up and drainage fixed where water stands
  • Sealcoating with the lot cleaned and oil spots treated first
  • Restriping of stalls, arrows, fire lanes and accessible spaces
  • Parking bumper blocks and posts installed
  • An overlay or full replacement when patching stops paying
  • Work planned in phases with you around business hours and church services

What does parking lot maintenance cover?

Water gets into a lot through open cracks and softens the base. The federal manual for pothole repair names moisture, traffic and poor support underneath among the usual causes of potholes. Crack filling and sealing closes those cracks before more rain gets in. Parking lot pothole repair starts by cutting the hole back until its sides stand straight in sound pavement.

Standing water is the other thing to fix. The Asphalt Institute recommends at least a 1.5 percent slope on parking lots so rain drains off. Low spots that leave birdbaths after a storm get built back up so they drain. Where the trouble is the ground itself, grading and drainage work comes first.

Sealcoating goes down once the cracks and patches are done, and parking lot striping comes back after it cures. When a business or a town restripes, the Justice Department says the accessible spaces must meet the 2010 ADA Standards. One in six of those spaces, and always at least one, must be van accessible. Our Alabama striping and ADA guide has the full counts.

When does commercial asphalt repair stop paying?

Patching pays when the damage sits in a few spots and the rest of the lot is sound. It stops paying when failed areas spread across the lot or the same patches keep breaking up. Then the money goes further on new pavement than on more patches.

If the base is still sound, an asphalt overlay puts new hot mix over the old pavement. Failed spots get cut out and rebuilt first, and low spots get leveled. The Asphalt Institute calls crack sealing before that kind of rehabilitation a good idea.

The Asphalt Institute also says new pavement must be placed on a firm, unyielding base. Where the base has failed across the lot, we tear out the old pavement and build a new parking lot. Our guide to what a new parking lot costs in Alabama explains what moves that price.

Pavement maintenance on Gulf Coast and Clarke County lots

South Alabama lots take a lot of rain. NOAA's climate normals put Mobile at about 66 inches a year and Jackson, in Clarke County, at about 60. Every open crack and low spot lets some of that water down toward the base. Heat is steady too: Mobile averages about 65 days a year at 90 degrees or hotter.

Lots near the beach collect sand as well. The federal crack manual lists sand among the materials that keep a crack from closing. We blow those cracks out and clean them before the filler goes in.

We plan the work in phases with you, around business hours and church services. Lots in Grove Hill and across Clarke County sit close to our home yard on US-43. Mobile and Baldwin County lots are a short drive from our second yard in Robertsdale.

FAQ

Parking Lot Repair Questions, Answered

Common questions about parking lot repair across south Alabama, about 100 miles around Grove Hill, from the Black Belt to the Gulf Coast. If yours is not here, call and ask.

Call (251) 589-9970

What should we fix first on a worn parking lot?
Fix whatever lets water in or trips people up: potholes, failed patches, broken edges and open cracks. Sealcoating and restriping usually come after those repairs. When we look over the lot, we point out what needs doing now and what can wait. The written quote lists each item, so you can plan the rest.
When should a parking lot be sealcoated?
Seal it when the surface turns dry and brittle with age or starts losing stone. That is the Asphalt Institute's guidance, and small surface cracks are another sign. The Institute also says a well-built, low-traffic lot should not need sealing for about 2 to 5 years. Climate and the quality of the original work move that number.
Do oil and gas spills hurt an asphalt lot?
Yes, gasoline and motor oil can eat into asphalt. The Asphalt Institute explains that the glue in asphalt is a petroleum product, so other petroleum products can dissolve it. Drips build up where cars sit, such as stalls and drive-through lanes. Before sealcoating, we clean and treat those oil spots.
Can you work around our business hours or Sunday services?
Yes, we plan the work in phases with you. One section gets worked while the rest of the lot stays in use, where the layout allows it. Traffic stays off fresh sealer until it cures, so those sections get planned around your schedule. We set the order and the days with you before the work starts.
What does parking lot repair cost?
The price depends on the size of the lot and how much of it has failed. Deep base repairs, sealcoating, restriping and the mileage from our yard all add to it. We come out, look at the job and give you a written quote. Our guide to asphalt repair costs in Alabama shows market ranges.
Do you handle parking lot repair in Mobile and Baldwin County?
Yes. We work about 100 miles around Grove Hill, down to Mobile, Baldwin County and the Gulf Coast. Our second yard in Robertsdale sits on the Baldwin County side. Call or text (251) 589-9970, and we will come out and look at the lot.
