How Much Does Sealcoating an Asphalt Driveway Cost in Alabama?
National cost guides put a home driveway sealcoat at about $176 to $875. Their published averages land between $305 and $575. Per square foot those same guides run anywhere from $0.15 to $1.50. The spread is that wide because they do not all price the same work. These are market numbers, not our price list.
No cost guide publishes an Alabama-only figure for driveway and parking lot sealcoating. Down here the price comes down to the square footage and the shape the pavement is in. The crack work, the number of coats and the mileage from the yard move it too. A written quote after a site visit is the only number that fits your drive.

The per square foot numbers look like a contradiction until you read what is inside them. Some guides price the finished visit with labor in it. Others price the sealer that goes on the ground. Both are real numbers about two different things.
Size moves the total more than anything else. One guide’s labor table runs $290 for 250 square feet and $575 for 500. It reads $860 for 750 square feet and $1,150 for 1,000. A small drive carries the same setup and travel as a big one, so it prices high per square foot.
Prep is its own line. The same guide puts crack and surface repair at $0.60 to $1.75 per square foot. A pressure wash before sealing runs $100 to $500. A drive with oil spots and open cracks is a bigger job than a clean one of the same size.
How often should you reseal a driveway in south Alabama?
The Asphalt Institute says a well built low traffic pavement should not need sealing for about 2 to 5 years. It ties that range to the severity of the climate and the quality of the original work. That is a “should not need it yet” statement, not a rule against sealing sooner.
After the first coat, the national guides land on every 2 to 3 years in a mild climate. Where heat or cold runs extreme, they say every other year. One guide gives a wider 1 to 5 years for asphalt. None of them publish a number for Alabama.
Our weather is hot and wet, and both ends of that matter. Mobile’s 1991 to 2020 normals are 66.15 inches of rain a year and 65.1 days at 90 degrees or hotter. The Jackson gauge in Clarke County reads 60.18 inches and 67.2 days at 90 or better.
So read the pavement instead of the calendar. Gray, dry looking asphalt that sheds loose grit under your shoe is asking for sealer. A surface that still looks black and tight can wait another season.
How long do you wait to seal a new asphalt driveway?
The Pavement Coatings Technology Council puts it plainly. Hot mix asphalt will usually cure in 30 to 90 days. Cold mix pavements should have at least 90 days. That wait comes before any sealer goes on a new asphalt driveway.
Driving on it is a different question with a different answer. The Asphalt Institute says asphalt does not have a cure time. A new surface can carry traffic minutes after it is built. The wait before a coating and the wait before a car are not the same wait.
Then there is the question of whether new pavement needs sealer at all. The Asphalt Institute’s 2 to 5 year answer says a sound new drive should not need it for a while. Sealing in the first season buys something the pavement is not asking for yet.
What weather does sealcoating need?
Sealer dries by evaporation and by the heat of the sun. That makes the weather window real and narrow. The council lists these conditions for application:
- Air temperature at a minimum of 50 degrees and rising
- Pavement temperature at 60 degrees and rising
- No sealer applied if rain is imminent or likely
- At least two hours of daylight left after the work is finished
- No work at all in cold under 50 degrees or in wet conditions
Ideal conditions are over 70 degrees, direct sunlight and relative humidity under 60 percent. Overcast skies and high humidity stretch the drying way out. Under those marginal conditions the film can need up to 24 hours to harden enough to stand a rain event.
Down here the hard part is finding that window between storms. July is the wettest month in Mobile’s normals at 7.25 inches, and October is the driest at 3.69 inches. A heavy summer dew also has to burn off, because the rules bar wet pavement.
What does sealcoating not fix?
Sealer is a coating, and a coating adds no strength. The Asphalt Institute says sealers renew old surfaces that have gone dry and brittle. They also seal small surface cracks and voids, and slow raveling. Structure is not on that list.
The council is just as plain about the other side. Wide cracks, alligator cracking and soft or sunken spots mean the pavement or base should be repaired or replaced. An oil spot that has eaten into the asphalt gets removed to the full depth of the damage and replaced.
Cracks do get treated first, but only the right ones. The council says to ignore hairline cracks. Cracks about 1/4 to 3/4 inch wide get cleared out and filled with an approved sealant. Anything wider, or any spot that moves under a tire, is a patching and crack filling job.
What should a sealcoating quote spell out?
A good quote lists the square footage, the cleaning, the crack work and the number of coats. Ask what happens if rain moves in, and how long traffic stays off after the sealer goes down.
