Sealcoating is a coating that goes over sound asphalt. It slows down what sun, rain and leaking oil do to the surface. We seal driveways and parking lots from our yard in Grove Hill. On the Baldwin County side, the work runs out of our second yard in Robertsdale. A home driveway and a church lot get the same steps.
The surface gets swept and washed first. Cracks wide enough to hold sealant get hot-pour crack filling before anything else. Oil and grease spots get scrubbed and primed, or the sealer will not stick to them. Then the sealer goes down by squeegee or spray, with the edges cut in by hand. Drives and lots that carry steady traffic get a second coat once the first is dry.

Sealer protects asphalt from the natural aging that sunlight, water and debris cause. That comes from the Pavement Coatings Technology Council, the sealer industry's technical group. Sealer also protects the pavement from leaking oil and gasoline. On a parking lot, those drips land in the same stalls day after day.
What sealer does not do is add strength. It is a coating on top, not a new layer of asphalt. It will not carry weight, close a wide crack or hold a failed base together. Pavement that moves under your tires needs the base fixed.
The same council is plain about the limits. Wide cracks, heavy alligator cracking and soft or sunken spots mean something else. The pavement or the base has failed. That gets repaired or replaced before any sealer goes on. Sometimes the answer is cutting out and patching the failed areas. Sometimes it is a new layer of hot mix over the old surface.
New hot mix asphalt has to cure before any sealer goes on it. That is true whether we did the asphalt paving or someone else did. The council puts the cure for hot mix at 30 to 90 days. Long hot weeks in a south Alabama summer move it along.
Curing and needing sealer are two different things. The Asphalt Institute says a well built asphalt driveway or lot should not need sealing for 2 to 5 years. How long depends on the climate and on how well the pavement was built. After the first one, the council's own cost comparison runs a home driveway on roughly a three year cycle.
Heat, sun and heavy rain are hard on pavement in this part of Alabama. A lot that takes trucks every day wears its sealer faster than a driveway holding two cars. We look at the surface, the cracks and the oil spots, then tell you what it needs.
Weather sets the schedule down here. The council's conditions are plain. The air has to be 50 degrees and rising. The pavement has to be 60 degrees and rising. No sealer goes down if rain is likely. Heavy morning dew has to burn off first, because sealer does not go on wet pavement.
Drying matters as much as the hour we spray. Ideal conditions are above 70 degrees, direct sun and humidity under 60 percent. Overcast skies and heavy humidity stretch the drying out. It can take up to 24 hours before the film will stand a rain event. On the coast here, July is the wettest month of the normal year and October the driest. A humid August morning in Robertsdale is not a dry October afternoon in Clarke County.
Busy lots get two coats, with the second laid at right angles to the first. The second coat only goes on after the first has dried through. Barricades stay up until the sealer and any fresh paint are hard enough for traffic. We plan the work in phases with you so part of the lot stays usable. Once the sealer cures, we come back and lay the stalls back out.
